Buried neatly into the floor, it provides powerful electromagnetic hold-open capabilities while remaining virtually invisible to the user.
The Dorma BTS80 EMB is the industry standard for “applications where surface applied life safety products cannot be installed or are objectionable.” In plain English: it’s for when the door needs to look perfect.
Unlike overhead closers, this unit is concealed beneath the floor finish. It is capable of controlling heavy doors and is suitable for both Single and Double Action doors (doors that swing in one direction or both ways). This makes it a favourite for retail entrances, hotel lobbies, and high-end office fit-outs.
The “EMB” stands for Electro-Magnetic. This is what sets it apart from a standard floor spring.
The unit connects to your building’s fire alarm or smoke detection system. Under normal conditions, it allows the door to be held open at any angle between approximately 65° and 175°. This “Multipoint hold-open” feature is fantastic for traffic flow, allowing you to keep a lobby fully open during the day.
The moment the fire alarm is activated, or if there is a power failure, the electromagnet disengages. The BTS 80 EMB immediately reverts to a standard hydraulic closer, shutting the door securely to prevent the spread of smoke and fire.

We often recommend this unit for external doors because of its integrated mechanical backcheck. This feature cushions the door if it is thrown open violently (by wind or a person), protecting the door leaf and the wall behind it from damage.
